PernaFrederick Arranges Four Leases For 10,500 Square Feet of Downtown Office Space Worth $892,000

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two building owners and one tenant in the lease of approximately 10,586 square feet of Center City office space here in agreements having an aggregate value exceeding $892,000.

Two of the leases brokered by the team of Joe Viturello and Keith Kiner, were for 1520 Locust Street Associates, L.P., the owner of 1520 Locust. The additional space contracts were for the North American Building at 121 South Broad Street and 1600 Market Street.

Moving to approximately 2,400 square feet on the 10th floor at 1520 Locust Street is DLC Solutions, the leading learning management system for continuing education in the health professions and other vertical markets. DLC Solutions’ learning management system streamlines and automates the delivery of CE programs for associations, universities, medical schools, and the insurance industry.

DLC Solutions has been located at 109 South 13th Street in Philadelphia.

Also moving to 2,150 square feet on the 8th floor of 1520 Locust is the immigration law firm of Hogan & Vandenberg, LLC, offering attorneys and support staff who speak a broad range of languages, including Spanish, French, Korean, Russian, Bosnian, Arabic, Italian, Urdu, Portuguese, and Gujarati.

Keith Kiner and Joe Viturello, vice presidents with PernaFrederick, arranged the two 1520 Locust space contracts that have an aggregate rental exceeding $450,000.

At the North American Building, Viturello represented ADR North American, L.P., the building owner, in the lease of some 1,283 square feet on the 10th floor of the building to The Jordan Group, a law firm with over 12 years of experience in the practice of family law.

Doug Himmelreich, a broker with The Flynn Company, cooperated with PernaFrederick, and represented the Jordan Group in the lease negotiations.

In a renewal of an existing lease agreement at 1600 Market Street, Viturello represented Ryan Brown Berger and Gibbons, P.C., a civil litigation firm that has represented both defendants and plaintiffs in civil and commercial litigation matters in federal and state courts throughout the United States, in the extension of a space contract for some 4,753 square feet on the 14th floor of the building.

Shane Funston, a broker with the NAI Geis Realty Group, represented Hub Properties Trust, the owner of 1600 Market, in finalizing the lease renewal that has an aggregate rental exceeding $325,000.

The law firm has been a tenant at 1600 Market since 2000, Viturello said, and the renewal agreement will continue that presence in the building to the later years of this decade.
