Laborers’ District Council Benefit Fund Leases 13,667 SF

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented the Laborers’ District Council Benefit Fund in the lease of approximately 13,667 square feet of office space in a new five-story building at 665 North Broad Street here.

The brokerage team of Matt Frederick, a principal, and Joe Viturello, a vice president at PernaFrederick, negotiated the multi-year space contract with Laborers’ District Council of the Philadelphia Metropolitan Area, the building owner.

Jason Bernardi, a broker with Cushman & Wakefield of Pennsylvania, cooperated with PernaFrederick and represented building ownership in finalizing the terms of the lease, for which no aggregate rental was disclosed.

According to Frederick, the LDC Benefit Fund has been situated in smaller offices at 475 North Fifth Street in Philadelphia and recently moved those operations to the first three floors in the new five-story 25,450 square foot building at 665 North Broad Street.

For over five decades, the Laborers’ District Council of Metropolitan Philadelphia & Vicinity and Laborers Local Union #’s 57, 135, 332, and 413, have worked on behalf of more than 5,000 members by helping to secure projects, promote the hiring of union workers, and meet the quality-of-life as well as quality-of-work needs of employees and employers in Philadelphia, Bucks, Chester, Delaware, and Montgomery counties.

At Media; Ark Ideas & Cloudmine Lease Total 11,200 Square Feet at Biddle Building in Long Term Agreements worth $1.25 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented Thyland Associates, the landlord of the Biddle Building, 1217 Sansom Street here, in the lease of approximately 11,200 square feet of office space to At Media, Ark Ideas and CloudMine. The combined aggregate rental of the agreements exceeds $1.25 million.

biddleThe brokerage team of Keith Kiner, Joe Viturello, Dan Gummel and Mike Anderson negotiated the agreements for space on the fourth and sixth floors of the building situated in the heart of Midtown Village.

In the first lease, Joe Viturello, a vice president, and Mike Anderson, an associate at PernaFrederick, represented At Media, a boutique branding agency that offers custom brand identity and development, in the expansion of its offices to 2,800 square feet, or approximately one half of on the fourth floor of the building.

In the second lease, Dan Gummel of PernaFrederick represented CloudMine, an enterprise mobility company that provides a cloud-based mobile middleware platform, in the lease of some 5,600 square feet on the sixth floor of the building.

Acting as the sole agent, Kiner represented Thyland Associates and Ark Ideas, a full service advertising and marketing agency with a client base in the retail industry, in the lease of 2,800 square feet that, when combined with the At Media agreement, the two space contracts represent the entire fourth level of the structure.

“The Biddle Building is located in The Midtown Village which has become an office sub market, all to itself,” said Kiner who has been handling the leasing for Goldman Properties in this neighborhood for the last few years.  “The Midtown market was just about fully leased, so the need for a new opportunity for creative space in this area is enormous and the buzz incredible.”

“The building has been repositioned and brought on line when this office sub-market is extremely tight,” he continued. “It has not only been because of supply and demand, it is also the fact that this is a one of a kind building for this area. This neighborhood has evolved into the “creative class” hub, where small to mid-sized arts, cultural, and technology businesses are laying down their roots and growing their businesses.”

The Biddle Building has great period architectural, historically preserved original floors, tall barrel vaulted masonry ceilings, exposed brick interior walls, tall ceilings, plus expansive skylights on the top floor.

“In addition, the landlord is adding finishes and technology to further differentiate the project and make it more enticing to prospects looking to be in this neighborhood,” Kiner said.

PernaFrederick Arranges Sale of 1919 Walnut St. to Private LLC for $1,990,000

PHILADELPHIA, PA — Acting as the sole agent, PernaFrederick Commercial Real Estate has negotiated the sale of the 4-story 8,500 square foot office building at 1919 Walnut Street here to 1919 Walnut Street Associates, LLC, a private real estate investment corporation.

According to Matt Frederick, a principal of PernaFrederick and the sole agent who arranged the Agreement of Sale for Imaging Properties of Philadelphia, the sale price of the property was $1,990,000.

Frederick said the building is the former headquarters of National Medical Imaging and Sterling Investments.

The buyer plans to convert the structure into an art gallery, he said.

PernaFrederick Arranges Sale of Apartment Properties at 421 S. 8th; 322 & 330 S. 15th St. to Camso Properties for $1,850,000

PHILADELPHIA, PA — Acting as the sole agent, PernaFrederick Commercial Real Estate has negotiated the sale of three multi-unit apartment properties at 421 South 8th Street, 322 and 330 South 15th Street here to Camso Properties for $1,850,000.

Matt Frederick, a principal of PernaFrederick, was the sole agent who arranged the Agreement of Sale for G2 Properties, the seller, that involves 16 rental units within the three structures.

According to Frederick, Camso Properties plans to redevelop and upgrade the existing units for rental to young professionals and graduate students.

PernaFrederick Brokers Five Center City Office Space Agreements for 14,500 SF worth $1,654,000

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two building owners and two tenants in the lease of approximately 14,500 square feet of center city office space having a combined  aggregate rental exceeding $1.6 million.

The brokerage team of Joe Viturello, a vice president, and Daniel Gummel, a vice president at PernaFrederick, closed the space contract for 4,232 square feet representing 400 Market L.P., the owner of 400 Market Street, while Viturello negotiated the other four agreements.

At 1608 Walnut Street, Viturello represented 1608 Walnut Associates, L.P., in the lease of some 3,674 square feet to Tribune Distribution Company, a multi-media distribution entity, that will open a new Philadelphia office at that location.

Mark Adzick, a broker with CBRE, cooperated with PernaFrederick and represented Tribune Distribution in finalizing the multi-year lease with an aggregate rental of approximately $375,000.

In the second agreement at 1608 Walnut, the dental practice of Dr. Todd A. Fleischman extended its lease for 3,550 square feet on the 11th floor in a renewal agreement that was co-brokered by Pete Shrier of SSH who represented Dr. Fleischman in finalizing the renewal that commences in the summer of 2015.

At 400 Market Street, the team of Viturello and Gummel negotiated a space ccontract for ReAdmission Solutions, a contractor for Independence Blue Cross, to establish a new Philadelphia office in 4,232 square feet on the seventh floor of the 172,000 square foot building.

Nick Giganti, a broker with Coldwell Banker Preferred, cooperated with PernaFrederick and represented ReAdmission Solutions in finalizing the lease that has an aggregate rental of approximately $467,000.

At 230 South Broad Street, Viturello represented Diversified Psychologcial Resources in the lease of some 1,534 square feet on the 10th floor of the building for the relocation of the firm’s offices previously situated at 2028 Chancellor Street in Philadelphia.  Eric Muller, a broker with SSH, represented 230 S. Broad, L.P., the building owner in finalizing the lease that has an aggregate rental of $161,000.

In the final lease, Viturello represented The Moday Center, a wellness center, in the establishment of its business in some 1,500 square feet on the fourth floor of 110 South 20th Street.  Doug Himmelreich, a broker with The Flynn Company, represented 110 Realty Associates, the owner of 110 South 20th Street in closing the space contract that has an aggregate rental of some $130,000.

PernaFrederick Brokers Five Center City Office Space Agreements for 19,500 SF Worth $4 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented one building owner and two tenants in the lease of approximately 19,500 square feet of office space in buildings fronting Market Street, JFK Boulevard and Sansom Street here.

The combined aggregate rental of the five space contracts exceeds $4 million.

400MarketThe brokerage team of Joe Viturello, a vice president, and Daniel Gummel, a vice president at PernaFrederick, closed three of the space contracts representing 400 Market L.P., the owner of 400 Market Street.  Those agreements totaled 16,453 square feet.

In the largest of the leases, alphabroder, a supplier of imprintable apparel and accessories to screen printers, embroiderers, promotional products distributors, athletic dealers and other businesses, has relocated its suburban office operations to approximately 11,955 square feet on the fifth floor of the 12-story building.

Eustace Wolfing ton and Matt Guerreri of Newmark Grubb Frank, cooperated with PernaFrederick and represented alphabroder in negotiating the terms of the lease.  Alphabroder is scheduled to occupy its space this September.

In the second lease at 400 Market, Professional Planning Associates, a financial planning firm, is moving to approximately 3,329 square feet on the third floor from its present location at 1429 Walnut Street.  Ken Clyman, principal of Ken Clyman Realty, represented Professional Planning Associates in finalizing the lease that commences in January, 2015.

Establishing a new Center City office at 400 Market is FJC Security Services that is assigning its staff to some 1,170 square feet on the fourth floor.  Chris Booth, a broker with Wolverton Company, represented FJC Security in closing the negotiations for that agreement.

At 1880 JFK Boulevard, Viturello represented Bayada Home Health Care in the lease of approximately 3,100 square feet on the seventh floor of the building that the health care service firm will occupy this August.

Judy Simon, a broker with SSH Real Estate in Philadelphia, cooperated with PernaFrederick and represented JFK Investment Associates, L.P.I., the building owner in finalizing the lease.

The space at 1880 JFK Boulevard will be occupied by the Government Affairs staff of Bayada that has been situated in Moorestown, N.J.

At the Biddle Building, 1217 Sansom Street, Viturello and Michael Anderson of PernaFrederick represented At Media, an advertising agency, in the lease of some 2,800 square feet on the fourth floor of the building situated in the heart of Midtown Village.

Keith Kiner, a vice president at PernaFrederick, represented Bailey Chestnut Partners, L. P., the limited partnership that owns the building that is part ofthe redevelopment of the adjoining Bailey building at 1218 Chestnut Street.

At 230 South Broad Street, Viturello represented MJ Settelen Construction, LLC, in the expansion of a lease that now accounts for approximately 3,509 square feet of office space on the 11th floor of the 21-story building.

PernaFrederick Brokers Three Lease Renewals at North American Building for 18,206 SF Worth $2.2 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented ADR North American, L.P., the owner of the North American Building at 121 South Broad Street here, in the negotiation of three lease renewals for approximately 18,206 square feet of space in that 21-story building that have a combined aggregate rental exceeding $2.2 million.

Joe Viturello, a vice president at PernaFrederick, brokered all of the renewal contracts.

In the largest of the extensions, the Urban League of Philadelphia renewed it lease of some 9,700 square feet on the 9th and 10th floor of 121 South Broad.  Brian Edmounds, a broker with Concordis Advisors, cooperated with PernaFrederick and represented the Urban League in finalizing the terms of the renewal.

According to Viturello, the aggregate rental of the lease extension exceeds $1.4 million.

The Urban League of Philadelphia is an affiliate of the National Urban League, a historic civil rights organization dedicated to economic empowerment in order to elevate the standard of living in historically underserved urban communities.  Nearly 100 local affiliates in 36 states and the District of Columbia, provide direct services that impact and improve the lives of more than two million people nationwide.

In the second renewal, Shein Law Center, a legal firm that specializes in representing clients suffering from the consequences of asbestos exposure, extended its lease of approximately 6,610 square feet on the 21st floor of 121 South Broad.  Andrew Margolis, the principal of A. Margolis Realty in Philadelphia, cooperated with PernaFrederick and represented Shein Law Center in finalizing the terms of the renewal.

In the third agreement, the Philadelphia Musicians’ Union Local 77 of the American Federation of Musicians extended its lease for approximately 1,726 square feet on the third floor of the North American Building.

PernaFrederick Represents Leadnomics in Lease of Additional 7,900 SF at 3020 Market Street

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented Leadnomics, an online marketing company, in securing approximately 7,900 square feet of office space at 3020 Market Street.

Cushman & Wakefield cooperated with PernaFrederick and represented Brandywine Realty Trust in finalizing the terms of the lease.

According to Daniel Gummel, a vice president of PernaFrederick and broker who represented Leadnomics in negotiating the space contract for a portion of the fifth floor in the six-story office building. Leadnomics currently shares 9,900 square feet at Circa Centre, 2929 Arch Street, with two other companies.

Leadnomics was ranked #26 nationally and #1 in Philadelphia on the 2012 Inc. 500 list, an annual ranking of the nation’s fastest-growing privately held companies. “The new space is definitely going to help us accommodate our next big growth spurt,” said Zachary Robbins, Leadnomics’ co-founder.

Pernafrederick Brokers Five Center City Office Space Agreements For 23,400 Square Feet Worth $2.7 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented three building owners and two tenants in the lease of approximately 23,400 square feet of office space here that have a combined aggregate rental exceeding $2.7 million.

Joe Viturello, a vice president at PernaFrederick, closed three of the space contracts, while the team of Viturello and Matt Frederick, a principal of the firm, closed leases for IOP Publishing and the owner of Archworks at 117-25 N. 8th Street.

Two of the five leases were for buildings located on South Broad Street.

In the largest of the leases, Matt Frederick represented IOP Publishing in the expansion of its offices to 6,300 square feet on the 6th floor of the American College of Physicians building at 190 N. Independence Mall.

IOP Publishing is headquartered in the United Kingdom and the space at 190 N. Independence Mall will be the North American headquarters of the firm that publishes Physics related texts and periodicals. IOP Publishing is expanding it offices to the new location from 4, 500 square feet that it has occupied in the Public Ledger Building.

In the second lease, the team of Viturello and Frederick represented Archworks Philadelphia, LLC, the investment partnership that owns 117-25 N. 8th Street, in the lease of approximately 6,100 square feet on the 8th floor of the building to EPAM Systems, Inc., (NYSE:EPAM).

Kevin Maloney, a broker with CBRE in Philadelphia, cooperated with PernaFrederick and represented EPAM in finalizing the lease.

P., the building owner, in the lease of some 4,200 square feet on the first floor to Geo Re-Entry Services in an agreement co-brokered by Jeff Zimmerman and Jay Johnson of CRESA Partners who represented Geo Re-Entry Services in closing the space contract.

At 230 South Broad Street, Viturello represented MJ Settelen Construction, LLC, in the expansion of a lease that now accounts for approximately 3,509 square feet of office space on the 11th floor of the 21-story building.

PernaFrederick Brokers Office Lease for 9,500 SF Having Aggregate Rental Exceeding $1.7 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented Philadelphia Academies, Inc., in the lease of some 9,500 square feet on the 9th floor of the 103,000 square foot building at 1401 Walnut Street here.

The brokerage team of Steve Perna, a principal of PernaFrederick, assisted by Dan Gummel, a vice president of the firm, brokered the long-term space contract that has an aggregate rental exceeding $1.7 million.

Philadelphia Academies, Inc., founded in 1969, is a nonprofit youth development organization working to change life outcomes for kids using first-of-its-kind career academies. It is the only local youth development nonprofit supporting the career academy model in Philadelphia high schools.

Philadelphia Academies is presently located in approximately 8,144 square feet at 230 South Broad Street and will relocate to 1401 Walnut on or about March 15th of this year.

PernaFrederick Represents Five Below on Headquarters Expansion at 1818 Market Street

PernaFrederick Arranges Three Office Renewals Aggregating 10,500 SF Worth $862,000

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two building owners in negotiating office lease renewal agreements for approximately 10,600 square feet of space here that have a combined aggregate rental exceeding $862,000.

Joe Viturello, a vice president at PernaFrederick, closed all the space contracts, two of which were for the North American Building at 121 South Broad Street.

In the largest of the renewals, Viturello represented ADR North American L. P., in extending a lease for 6,610 square feet on the 14th floor of 121 South Broad that is occupied by Gerolamo McNulty Divis & Lewbart, a law firm specializing in automobile negligence, employment law, general casualty, medical malpractice, product liability and workers compensation litigation.

Michael Gallagher, a broker with the Flynn Company, cooperated with PernaFrederick and represented the tenant in finalizing the terms of the renewal that will continue the law firm’s presence in the building to the later years of this decade.

In the second renewal at 121 South Broad, Viturello was the sole agent who extended a lease for Educational Testing Service that occupies approximately 1,743 square feet on the 17th floor of the 21-story building. Educational Testing Service established its offices in the North American Building in 2009 under terms of an agreement that was also brokered by PernaFrederick.

In the third renewal, Viturello represented 1608 Walnut Street Associates, L. P., in the extension of a lease for approximately 2,259 square feet of office space on the 11th floor of the 19-story building that is occupied by Univision.

Adriano Calvanese, a broker with CBRE, represented Univision in finalizing the terms of the renewal.

Univision operates WUVP-DT, virtual channel 65 (UHF digital channel 29), a Spanish language television station serving the Philadelphia marketplace that is licensed to Vineland, New Jersey. The station is owned by Univision Communications, and is a sister station to UniMás owned-and-operated station WFPA-CA (channel 28).

PernaFrederick Renews Three Office Leases Totaling 20,243 SF with Aggregate Rental Exceeding $1.3 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has negotiated three office lease renewals aggregating 20,243 square feet in two Center City buildings here.

The renewals, with a combined aggregate rental exceeding $1.3 million, were brokered by Joe Viturello, a vice president of the firm.

In the largest of the agreements, Vituello represented 1608 Walnut Street Associates, the building owner, in an expansion and renewal agreement for approximately 9,738 square feet on the 16th floor occupied by Transportation Resource Associates, Inc. (TRA).

TRA is a premier safety, security consulting and software firm founded in 1990 that offers safety and security solutions to its clients. The company has provided safety and security software to a wide range of diverse clients in the transport, government, construction, and manufacturing sectors. It has maintained its headquarters at 1608 Walnut since 2002.

In a second renewal at 1608 Walnut, Viturello brokered the expansion of a lease with the legal firm of Anthony L. Lamm and Associates, P.C., that now occupies some 3,895 square feet on the 7th floor. The expansion responds to space needs of the Trevose, Pa., office of Lamm Rubenstone that was represented in the lease negotiations by Zena Charokopos, a broker with NAI Mertz.

The law firm of Anthony L. Lamm also occupies space on the 8th floor of 1608 Walnut under an agreement that remains in place.

At the North American Building, 121 South Broad Street, Viturello represented ADR North American, L. P., the building owner, in extending an agreement for 6,610 square feet, the entire 15th floor of the 21-story building occupied by Goldberg, Miller & Rubin, P.C.

Kartik Patel of Tactix Real Estate Advisors cooperated with PernaFrederick and represented the tenant in finalizing the terms of the renewal agreement.

PernaFrederick Arranges Four Leases For 10,500 Square Feet of Downtown Office Space Worth $892,000

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two building owners and one tenant in the lease of approximately 10,586 square feet of Center City office space here in agreements having an aggregate value exceeding $892,000.

Two of the leases brokered by the team of Joe Viturello and Keith Kiner, were for 1520 Locust Street Associates, L.P., the owner of 1520 Locust. The additional space contracts were for the North American Building at 121 South Broad Street and 1600 Market Street.

Moving to approximately 2,400 square feet on the 10th floor at 1520 Locust Street is DLC Solutions, the leading learning management system for continuing education in the health professions and other vertical markets. Keith Kiner and Joe Viturello, vice presidents with PernaFrederick, arranged the two 1520 Locust space contracts that have an aggregate rental exceeding $450,000.

At the North American Building, Viturello represented ADR North American, L.P., the building owner, in the lease of some 1,283 square feet on the 10th floor of the building to The Jordan Group, a law firm with over 12 years of experience in the practice of family law.

Doug Himmelreich, a broker with The Flynn Company, cooperated with PernaFrederick, and represented the Jordan Group in the lease negotiations.

In a renewal of an existing lease agreement at 1600 Market Street, Viturello represented Ryan Brown Berger and Gibbons, P.C., a civil litigation firm that has represented both defendants and plaintiffs in civil and commercial litigation matters in federal and state courts throughout the United States, in the extension of a space contract for some 4,753 square feet on the 14th floor of the building.

Shane Funston, a broker with the NAI Geis Realty Group, represented Hub Properties Trust, the owner of 1600 Market, in finalizing the lease renewal that has an aggregate rental exceeding $325,000.

The law firm has been a tenant at 1600 Market since 2000, Viturello said, and the renewal agreement will continue that presence in the building to the later years of this decade.

PernaFrederick Arranges Sale of 1833-39 South Broad Street

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented Raj Land, Limited Partnership (L.P,) a user-investor, in the purchase of the 13,200 square foot, threestory office building at 1833-39 South Broad Street here.

Joe Viturello, a vice president at PernaFrederick, negotiated the Agreement of Sale for the buyer, while Jim Mullarkey and Les Haggett, brokers with Newmark Grubb Knight Frank, cooperated with PernaFrederick and represented Choice Services International, Inc., the building
owner, in finalizing the sale agreement.

Viturello disclosed no sale price for the transaction.

Choice Services International recently relocated its offIces to 3000 Market Street in Philadelphia and placed 1833 S. Broad Street up for sale.

Raj Land is moving all of its office operations to one floor, offering the remaining space in the 3-story structure for lease, Viturello said.

PernaFrederick Brokers New Office Lease and 2 Renewals Worth $1.1 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two building owners and one tenant in the lease of approximately 10,500 square feet of office space here that have a combined aggregate rental exceeding $1.1 million.

Joe Viturello, a vice president at PernaFrederick, closed all the space contracts, two of which were for buildings located on Market Street.

In the largest of the leases, Viturello represented 400 Market, L.P., the investment partnership that owns 400 Market Street, in the lease of approximately 7,430 square feet on the 12th floor of the building to Keast & Hood, a structural engineering firm.

Chris Shenian, a principal of The Shenian Company, cooperated with PernaFrederick and represented Keast & Hood in finalizing the multi-year space contract that has an aggregate rental
exceeding $1 million.

Keast & Hood is moving to 400 Market Street from the Curtis Center at 126 South Sixth Street.

In the last of the renewals, Viturello represented 1608 Walnut Street Associates, L. P., in the extension of a lease for approximately 2,117 square feet of office space on the 17th floor of the 19-story building occupied by City of Hope.

Jason Bernardi, a broker with Cushman & Wakefield of Pennsylvania, represented City of Hope in the lease negotiations.

At 1818 Market, Viturello represented Everett Kelley Associates, a privately held, exclusively employer fee paid, permanent, contingency based recruiting firm, in the extension of its lease for approximately 935 square feet on the 35th floor of the 37-story building.

Cushman & Wakefield represented 1818 Market, LLC, the building owner, in finalizing the terms of the renewal.

PernaFrederick Brokers 4 Center City Office Agreements for 14,000 SF

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two tenants and two building owners in the lease of approximately 14,000 square feet of office space here that have a combined aggregate rental exceeding $2.1 million.

Joe Viturello, a vice president at PernaFrederick, closed all the space contracts, three of which were for buildings located on South Broad Street.

In the largest of the leases, Viturello represented ADR North American, L.P., the investment partnership that owns the North American Building, 121 South Broad Street, in the lease of approximately 6,610 square feet on the 20th floor of the building to Schubert Gallagher Tyler & Mulcahey.

Kevin Maloney, a broker with CBRE in Philadelphia, cooperated with PernaFrederick and represented Schubert Gallagher in finalizing the lease. Schubert Gallagher Tyler Mulcahey is a full service law firm serving a diverse clientele in Philadelphia, its surrounding counties and New Jersey that is moving this July from offices in Two Penn Center to the North American Building.

At 123 South Broad, Viturello represented Pinnacle Consulting in the lease of some 800 square feet on the 20th floor under terms of an agreement co-brokered by Michael Kennedy of SSH Real Estate who represented building ownership in closing the transaction.

Moving down to 230 South Broad Street, Viturello represented MJ Settelen Construction, LLC, in the expansion and extension of a lease for approximately 2,817 square feet of office space on the 11th floor of the 21-story building.

MJ Settelen provides expertise in many market segments, with a particular focus on corporate interiors, medical offices, hotel renovations, multi-unit residential and retail spaces. It offers professional services in pre-construction, project management, general construction, value engineering and consulting, delivering the highest quality of work from preconstruction to completion.

Brennan Votel, a broker with SSH Real Estate, the managing agent for the building, represented 230 South Broad, L.P., in finalizing the terms of the renewal.

At 1608 Walnut, Viturello represented 1608 Walnut Street Associates, L.P., the building owner, in the renewal of a lease with the law firm of Raymond W. Ruthrauff & Associates that occupies some 3,769 square feet on the 13th floor of the 19-story building.

Judy Simon, a broker with SSH Real Estate, represented Raymond W. Ruthrauff & Associates in finalizing the terms of the renewal. The law firm established its offices at 1608 Walnut in 2003 and the renewal will continue that occupancy to the later years of this decade, Viturello said.

PHILADELPHIA, PA — Representing Concorde, Inc., PernaFrederick Commercial Real Estate Services has extended a lease for approximately15,560 square feet of class A office space on the 12th floor of 1835 Market Street here.

Steve Perna, a principal of Perna/Frederick, negotiated the renewal contract for Concorde, while Mike Brown, a broker with Thomas Properties Group, represented ownership of 1835 Market Street.

Aggregate rental was not disclosed.
