PernaFrederick Arranges Two Office Leases for 14,190 SF

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two tenants in the lease of approximately 14,190 square feet of center city office space here.

Joe Viturello, Michael Anderson and Dan Gummel, brokers at PernaFrederick, negotiated the two space contracts that have a combined aggregate rental exceeding $500,000.

At 990 Spring Garden Stret, the team of Anderson and Gummel represented Gian-Grasso, Tomczak & Hufe, P.C., in the lease of approximately 3,390 square feet on the fourth floor of the building that is owned by a private real estate investment partnership.

According to the PernaFrederick brokers, Gian-Grasso, Tomczak & Hufe is an immigration law firm presently located in The Bourse, 111 South Independence Mall East. The move to 990 Spring Garden Street is scheduled for April of next year when renovations to the new space are completed.

At 417 N. Eight Street, Viturello represented Tech Impact, a provider of nonprofit technology services and solutions required for the maintenance and support of multiple projects. Under the terms of the renewal agreement brokered by Viturello, Tech Impact will double the size of its offices by expanding to approximately 10,800 square feet on the second floor of the five-story building.

Tony Falcone, a broker with M.S. Fox Real Estate, cooperated with PernaFrederick and represented 417 N. 8th Street Associates, owner of the 100,000 square foot multi-tenant office structure, in finalizing the terms of the renewal and expansion agreement.

PernaFrederick Commercial Real Estate Named Leasing Agent for 1800/1880 JFK Boulevard

PHILADELPHIA—-PernaFrederick Commercial Real Estate has been named the exclusive leasing agent for 1800/1880 JFK Boulevard, the twin-tower 475,000 square foot class A office complex with prominent exposure on JFK Boulevard here.

Matt Frederick, a principal of PernaFrederick, announced the appointment and noted it is the second building owned by Philadelphia based ASI for which they are the exclusive leasing agent. PernaFrederick is also the leasing agent for Two Penn Center, a 500,000 square foot, 20-story office building at 1500 JFK Boulevard. “With the addition of 1800/1880, PernaFrederick will be ASI’s exclusive agent for more than 1.1 million square feet of class A office space on JFK Boulevard,” Frederick said.

The brokerage team of Daniel Gummel and Joe Viturello will be offering approximately 70,000 square feet that is immediately available in the two 20-story buildings and that may be divided to smaller suites of varying sizes. The exteriors of the high-rise towers consist of alternating bands of deep gray brick and solar gray glass windows with the towers linked by an impressive glass atrium court that features a fountain and reflecting pool.

PernaFrederick Brokers Two Leases for 7,946 SF Worth $1.1 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has arranged two lease agreements for approximately 7,946 square feet of office space at 123 South Broad and 1608 Walnut Streets here that have a combined aggregate rental exceeding $1.1 million.

Joe Viturello, a vice president at PernaFrederick, brokered both of the agreements.

In the largest of the space contracts, the law firm of Rosen, Schafer & Dimeo, LLP, will relocate from the North American Building, 121 South Broad, to approximately 4,208 square feet on the 21st floor of 123 South Broad.

Viturello represented the law firm in finalizing the lease, while Steve Promislo, a broker with SSH Real Estate, represented 123 South Broad Partners, L.P., the private investment partnership that owns the 30-story, 892,000 square foot building.
According to Viturello, aggregate rental of the long-term agreement exceeds $541,000.

At 1608 Walnut Street, Viturello has represented 1608 Walnut Street Associates, LP, the building owner, in the lease of approximately 3,738 square feet on the 8th floor of the 19-story 232,000 square foot building to Dryden Group, procurement consultants.

Doug Himmelreich of Stockton Real Estate Advisers cooperated with PernaFrederick and represented the tenant in finalizing the terms of the lease that has an aggregate value exceeding $526,000.

PernaFrederick Negotiates Renewal Agreements for 6,987 SF in Two Walnut Street Buildings

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has negotiated two renewal agreements aggregating approximately 7,000 square feet of office space at 1315 and 1608 Walnut Street here that have a combined aggregate rental exceeding $780,000.

Joe Viturello, a vice president at PernaFrederick, brokered both agreements. At 1608 Walnut, he represented the private investment partnership that owns the 19-story 232,000 square foot building in extending the lease with Steel Doebley & Glassman, P.C., that occupies 5,533 square feet on the 15th floor. The renewal will continue that occupancy into the next decade, Viturello said.

Judy Simon, a broker with SSH Real Estate, cooperated with PernaFrederick and represented Steel Doebley & Glassman in finalizing the renewal agreement.

At The Philadelphia Building, 1315 Walnut, Viturello represented Powers & Company, a national consulting firm specializing in the preservation and rehabilitation of historic structures, in the extension of its lease for approximately 1,448 square feet on the 17th floor of the 198,000 square foot 18-story structure.

Goldman Properties, managing agent for the building, cooperated with PernaFrederick and represented building ownership in negotiating the renewal agreement that will extend Powers presence at that location to beyond 2020.

Hatzel & Buehler to Double Size of Office Operations in Move to 8,076 SF at Delaware Corporate Center

WILMINGTON, DE………….Hatzel & Buehler, America’s oldest electrical contracting firm, established in 1884, is doubling the size of one of its Delaware offices with the lease of approximately 8,076 square feet at 1 Righter Parkway within the Delaware Corporate Center.

Dan Gummel, a vice president with PernaFrederick Commercial Real Estate in Philadelphia, represented Hatzel & Buehler in negotiating the long-term agreement with 1 Righter L.L.C., an affiliate of BPG Real Estate, the owner of the 3-story 104,761 square foot multi-tenant class A office building.

Virtus Realty Advisors cooperated with PernaFrederick and represented building ownership in finalizing the terms of the lease for which no aggregate rental was disclosed.

According to Gummel, Hatzel & Buehler will occupy a portion of the first floor of the structure that was built in 1987 on an 8-acre site fronting the southbound lanes of Route 202 in North Wilmington.  The firm has been situated in approximately 4,000 square feet in a building at 2093 Philadelphia Pike in Claymont, Delaware that the firm owns and which is currently on the market for sale.

Hatzel & Buehler plans to move to its new space in Delaware Corporate Center in the third quarter of this year, Gummel said.

Green Eggs Café to Open Additional Restaurant at 30 S. 17th Street Under Long Term Lease Brokered by PernaFrederick

PHILADELPHIA———-Green Eggs Café ,  a brunch-style restaurant that takes pride in serving the highest quality fare while maintaining an eco-conscious philosophy committed to improving the environment,  will soon opened  a new location at United Plaza, 30 S. 17th Street here, under the terms  of a lease agreement negotiated by PernaFrederick Commercial Real Estate.

Steve Perna, a principal of PernaFrederick, was the sole agent who represented Green Eggs Café in finalizing the multi-year lease for 5,162 square feet on the first floor of  United Plaza , a 20-story structure  that occupies the southwest corner of 17th and Market Streets.  Perna brokered the agreement with SPUS7 United Plaza, L.P., the private limited investment partnership that owns the 620,000 square foot building.

According to Perna, the aggregate rental  of  the lease exceeds $2.4 million.

Unlike conventional restaurants, Green Eggs Café is dedicated to serving high quality food at a low cost by purchasing fresh products locally to support multiple merchants in the area.  Every Green Eggs Cafe location recycles aluminum, glass, plastics, and all paper products, while excess food and organic waste is composted and not placed in the public waste stream.  The restaurant prohibits the use of styrofoam products and plastic bottled beverages.  In addition, all take-out containers are biodegradable and are made from corn, plant materials, and sugar that looks like plastic.

Other Green Eggs Cafes in Philadelphia are located at 1306 Dickinson Street, 719 North 2nd Street and 1301 Locust Street.

PernaFrederick Brokers Two Leases for Escape the Room

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented Escape The Room, a fun interactive game experience, that will extend the entertainment entity at 1528 Walnut Street and expand the amusement to Abbotts Square at 530 South Street.

Matt Frederick, a principal, and Mike Anderson, a broker at PernaFrederick, negotiated both space contracts that total approximately 8,000 square feet and have an aggregate rental exceeding $1.1 million.

At 528 Walnut Street, PernaFrederick arranged a renewal agreement with 1528 Walnut L. P., the building owner, that will keep Escape The Room in some 3,812 square feet on the first floor of the 22-story building.  Escape The Room first occupied the area in 2014 and the renewal will continue that presence to the later years of this decade.

The second lease will expand Escape The Room to approximately 4,044 square feet on the Mezzanine level of Abbotts Square, 530 South 2nd Street.  The brokerage team brokered that lease with Stobba Associates, L.P., the building owner.  That location is set to open in September of this year.

Escape The Room is a fun, interactive game created in an ordinary room but which is actually a mystery puzzle where, within 60 minutes, participants locate hidden objects and find clues to solve a series of challenges that will earn each individual’s freedom.

It is an experience that can involve family members, friends and coworkers which is designed for intense cooperation, team building and working together.  While managers of the room are legally required to allow participants out of the experience, finding and resolving the clues is much more satisfying.

 

PernaFrederick Arranges Lease Renewals for 12,713 SF With Aggregate Rental Exceeding $1.9 Million

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented two tenants in the negotiation of lease renewals for approximately 12,713 square feet of space in office structures fronting Walnut Street here that have a combined aggregate rental exceeding $1.9 million.

The brokerage team of Matt Frederick, a principal, and Joe Viturello, a vice president at PernaFrederick, brokered both agreements.

In the largest of the renewals, Center City Legal Reproductions extended its lease of some 6,723 square feet on the 5th and 6th floors of 1315 Walnut in an agreement negotiated by Viturello and Frederick, the sole brokers who closed the transaction with The Philadelphia Building Associates, LLC, the building owner.

Center City Legal Reproductions first leased space at 1315 Walnut in 2011 and the renewal will continue that tenancy into the next decade, Frederick said.

According to Frederick, the aggregate rental of the lease extension exceeds $1.1 million.

At 1500 Walnut, Frederick represented Becker and Frondorf, a national construction management and estimation firm specializing in the nonprofit education and hospitality industries, in the extension of a lease for 5,990 square feet on the 19th floor of the 22-story building.

Becker and Frondorf first leased the space in 2001 and the renewal will continue that occupancy beyond 2020.

PernaFrederick Brokers Three Lease Agreements for 8,910 SF with an Aggregate Value of More Than $1.4 Million

PHILADELPHIA, PA — Dr. Rajan S. Gupta, M.D., an internationally known interventional pain physician, will open an office of the Gupta Institute for Pain at 1420 Walnut Street here under one of three lease agreements negotiated by PernaFrederick Commercial Real Estate.

The brokerage team of Joe Viturello and Mike Anderson at PernaFrederick brokered the agreements for approximately 8,910 square feet at 1420 and 1500 Walnut Street and 230 South Broad Street.  The leases have a combined aggregate rental exceeding $1.41 million.

According to Viturello, the Gupta Institute for Pain is headquatered in Cherry Hill, NJ, and specializes in providing a narcotics free solution to pain. The lease for some 720 square feet at 1420 Walnut commences June 1st of this year and will offer patients an easily accessible Center City location for wellness and rehabilitation services.

Scott Lewis, a broker with the MS Fox Real Estate Group, cooperated with PernaFrederick and represented Fourteen-Twenty Associates, L.P., the building owner, in finalizing the terms of the lease.

In the other space contracts, Viturello and Anderson were the sole agents who represented Freiwald Law, P.C., in the renewal of an agreement for 6,143 square feet on the 18th floor of 1500 Walnut.  That agreement with 1500 Walnut Enterprises, LLC, the building owner,  will continue the presence of Freiwald Law at 1500 Walnut to the later years of this decade.

At 230 South Broad Street, Viturello represented TAG Strategies, a Philadelphia branding advertising agency that specializes in building business value through brand, in the extension of a lease for 2,011 square feet on the 16th floor of the 21-story building at Broad and Locust Streets.

Brian Hitchings, a broker at SSH Real Estate, cooperated with PernaFrederick and represented 230 South Broad, L.P, owner of the 215,000 square foot structure.

PernaFrederick Extends Two Leases for 9,125 SF at 1608 Walnut Worth More Than $865,000

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has renewed two leases for approximately 9,125 square feet of office space at 1608 Walnut Street here that have a combined aggregate rental exceeding $865,000.

Joe Viturello, a vice president at PernaFrederick, brokered the renewal agreements for 1608 Walnut Street Associates, L.P., the private investment partnership that owns the 19-story 232,000 square foot building.

According to Viturello, the largest of the renewal agreements extended the occupancy on the 9th floor by the law firm of Diamond, Polsky & Bauer, PC and Alexander Pelli, LLC.  Todd Monahan, a broker with Jones Lang LaSalle, cooperated with PernaFrederick and represented the tenant in finalizing the renewal terms.  Aggregate rental of the renewal exceeds $639,000.

Diamond, Polsky & Bauer serves individuals and business clients from its offices in Media, Pennsylvania (Delaware County, in suburban Philadelphia) and also in Center City, Philadelphia. Its practice concentrates in the areas of estate planning, estate administration, tax planning, business law and real estate. The firm has been representing individuals and businesses since 1960.

In the second renewal, Viturello acted as the sole agent in arranging for dentist William A. Dodd, DMD, to continue the lease of some 1.935 square feet on the 16th floor of the building.  The aggregate value of that renewal exceeds $225,000, Viturello said.

Built in 1929, 1608 Walnut has been fully renovated in several capital improvement programs that have included modernized elevators, new elevator lobby decors, updated rest rooms, operable windows, tenant controlled heat pump HVAC and new common area finishes.

Corporate HQ of Telerx, Inc. to Move to 45,000 SF at 410 Horsham Road

HORSHAM, PA — Telerx, Inc., a subsidiary of Merck & Co., has leased some 45,000 square feet of the 88,000 square foot office building at 410 Horsham Road here in a long-term agreement that will relocate Telerx from approximately 50,000 square feet the firm has occupied at 723 Dresher Road.

Mike Mahoney and Tim Morris, brokers with Newmark Grubb Knight Frank, represented building ownership in negotiating the 8-year agreement, while Scott Miller of CBRE represented Telerx in finalizing the terms of the space contract, for which no aggregate rental was disclosed.

Steve Perna and Matt Frederick, principals of PernaFrederick Commercial Real Estate, purchased 410 Horsham Road in 2015 from First Niagra Realty of Buffalo, NY for $2,450,000 and have completed extensive renovations on the property.

Commenting on the lease Perna said; “We’re very pleased to have Telerx coming to our building and are looking forward to creating a productive and exciting workspace for their employees”.

Situated on 7.6 landscaped acres with expansive exposure to Route 463, 410 Horsham Road offers the opportunity for monument tenant signage to the over 31,000 cars daily and has abundant on-site parking, as well as access to the Horsham Athletic Center and other area amenities.

PernaFrederick Represents Children’s Services Inc., (CSI) in $1.3 Million Lease of 14,330 SF at 719-99 West Girard Ave

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented Childrens Services Inc. (CSI), in the lease of approximately 14,330 square feet of office space on the second floor of 719-99 West Girard Avenue here.

Joe Viturello, a vice president at PernaFrederick, assisted by Mike Anderson of the firm arranged the long term agreement with Semark Associates, LLC, the limited investment corporation that owns the 3-story, 40,000 square foot multi-tenant building.

Anthony Falcone with MS Fox Real Estate Group cooperated with PernaFrederick and represent building ownership in finalizing the space contract that has an aggregate rental exceeding $1.3 million.

Children’s Service Inc. (CSI) is a 129-year-old child welfare organization, originally founded by Episcopalian nuns and Edith Wharton Dallas of St. Mark’s Episcopal Church to serve “colored” crippled and indigent children in 1887. Today it is one of only a few historically “black” agencies remaining in the nation that support behavioral health counseling programs for adoptive, foster care children and emancipating supervised independent living (SIL) youth, some of whom are struggling with LGBT challenges.

According to Viturello, the lease commences in June of this year and will provide for the relocation of CSI from its present facilities at 1315 Walnut Street in center city.

PernaFrederick Arranges Three Center City Space Agreements for 15,913 SF Worth $1.5 MILLION

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented three tenants in the lease of approximately 15,913 square feet of center city office space having an aggregate value of approximately $1.5 million.

Matt Frederick, a principal of PernaFrederick, and Joe Viturello a vice president, negotiated the long-term lease agreements that involve a renewal at 1600 Market Street, a move to Archworks, 117-125 North 8th Street, and a relocation to 230 South Broad Street.

In the largest of the leases, Maxercise, a mixed martial arts training academy, is moving from 707 Chestnut Street to 6,100 square feet on the sixth floor of Archworks. Maxercise offers specialized training in the martial arts and is expanding its facilities in the move to Archworks.

Frederick and Viturello were the sole brokers who arranged the lease with Archworks Philadelphia, LLC, the real estate investment corporation that owns the 8-story, multi-tenant building.

In the second agreement, Edelstein Law, LLP, has relocated to approximately 5,057 square feet on the ninth floor of 230 South Broad Street. The lease was co-brokered by Eric Muller and Brian Hitchings of SSH Real Estate who represented 230 South Broad, L.P., the building owner.

At 1600 Market Street, PernaFrederick represented the law firm of Ryan, Brown, Berger and Gibbons, PC, in the extension of an existing lease for some 4,753 square feet on the 14th floor of the 39-story, 825,000 square foot building.

Shane Funston, a broker with the NAI Geis Realty Group, cooperated with PernaFrederick and represented Hub Properties Trust, the building owner.

PernaFrederick Brokers Three Lease Agreements for 6,245 SF with Aggregate Value of More Than $675,000

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has represented three tenants for approximately 6,245 square feet of downtown office space that have a combined aggregate rental exceeding $675,000.

Joe Viturello, a vice president at PernaFrederick, brokered all of the agreements two of which involved office buildings on the 1400 block of Walnut Street.

In the largest of the leaes, Paragraph, Inc., a marketing and branding firm, has leased approximately 2,673 square feet on the fifth floor of 1429 Walnut for the relocation of its offices previously at 417 North 8th Street where the firm has been situated for 19 years.

Joseph Muldoon, a broker at Avison Young, cooperated with PernaFrederick in negotiating the multi-year agreement with 1429 Walnut Associates, L.P., the real estate investment partnership that owns the 16-story, 71,750 square foot building.

At 1315 Walnut, Viturello was the sole agent who represented Sage Communications, the tenant, and Philadelphia Building Associates, LLC, the building owner, in the lease of some 1,400 square feet on the 16th floor of the building for relocation of Sage offices previously at 30 South 15th Street.

At 1800 JFK Boulevard, Viturello represented David & Fill with offices on Wall Street in New York City, in the lease of approximately 2,170 square feet on the eighth floor of the 20-story, 237,000 square foot building.

Judy Simon, a broker with SSH Real Estate, represented JFK Investment Associates, L.P., the building owner, in finalizing the space contract.

According to Viturello, David & Fill has opened an office in Center City to recruit from the rich downtown talent pool to expand the business in Philadelphia and surrounding suburbs.

PernaFrederick Commercial Real Estate Represents Retailer Five Below in Lease of 180,000 SF of Corporate Space at 701 Market

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate Services has represented Five Below, Inc., in the announced relocation of its corporate headquarters to 701 Market Street where it will occupy approximately 200,000 square feet of Class A office space plus approximately 15,000 square feet of multi-level retail space.

Stephen Perna, a principal of PernaFrederick, negotiated the 15-year agreement with Independenc Realty, LP, a division of Brickstone the building owner, that also owns The Wanamaker Building and other assets in the area.

According to Perna, Five Below plans to remodel the space that was once the home of Lit Brothers department store by infusing its own unique brand culture into the building’s rich history.   He disclosed no aggregate rental for the long-term agreement.

“We are so excited to continue our great legacy in Philadelphia,” said Joel Anderson, CEO of Five Below. “It’s been our top priority to keep our home base in the city where it all started. This new space will allow our associates to unleash their passions further in a collaborative environment.”

The Philadelphia-based company is one of the fastest growing retailers in the country with more than 500 stores in 30 states. Due to tremendous growth, the company has outgrown its current offices that occupy two floors and approximately 60,000 square-feet of space at 1818 Market Street under an agreement that was also negotiated by Perna in 2013.  Prior to that, Perna represented Five Below when it relocated from 1616 Walnut Street to 1818 Market in 2011.

Perna noted the collaborative efforts of state and city officials over the last three years to keep the retailer in Philadelphia and observed that 701 Market Street offers sufficient space to accommodate current operations as well as the retailer’s anticipated growth in the years ahead.

“Since day one, we knew Five Below needed to stay in Philadelphia,” said Tom Vellios, executive chairman and co-founder of Five Below. “Our first store opened in Wayne, PA, and our headquarters have always remained in center city Philadelphia. PernaFrederick Arranges Two Leases Totaling 18,573 SF at 1608 Walnut

PHILADELPHIA, PA — PernaFrederick Commercial Real Estate has negotiated two lease agreements totaling approximately 18,573 square feet of office space at 1608 Walnut Street here.

In the largest space contract, Benjamin’s Desk will soon move into a full floor of 11,693 square feet on the 12th level of the building that will be the firm’s Rittenhouse flagship office to serve the need for co-working space in Center City.

In the second lease,Viturello represented building ownership in the lease of approximately 6,880 square feet on the 6th floor of the 232,000 square foot building to the Philadelphia Utility Emergency Services Fund that is moving to 1608 Walnut from One Penn Center at Suburban Station.

Cathy Pullen, a broker with Savills Studley, cooperated with PernaFrederick and represented the tenant in finalizing the long-term space contract.

Philadelphia Utility Emergency Services Fund (UESF) helps pay for expenses such as energy or heating bills, as well as grants and financial aid to cover other housing costs such as rent, security deposits, mortgage payments, and more.

The fund was created to help stabilize housing needs for vulnerable individuals and families. Philadelphia residents who receive aid from it will also receive case management and access to other workshops.

PernaFrederick Represents Two Tenants in Lease of 8,342 SF

PHILADELPHIA, PA — Acting as the sole agent, PernaFrederick Commercial Real Estate has represented Biomeme, Inc., and UK US Tax Services in the expansion and relocation of each firm’s downtown offices here to 1015 Chestnut Street and Two Penn Center.

1015 Chestnut StIn the first agreement Dan Gummel of PernaFrederick represented Biomeme, Inc., in the lease of approximately 4,542 square feet on the 14th floor of 1015 Chestnut Street, a 15-story, 156,000 square foot building that is owned by PMC Property Group.   According to Gummel, the lease will commence this October and expand Biomeme offices that are presently situated at 20 North 3rd Street in old city.

Biomeme is a medical technology company offering a real-time PCR thermocycler that attaches to iPhone 5s and provides DNA diagnostics in addition to real-time disease surveillance. The system includes a docking station for real-time PCR, a mobile app to control the system and analyze results, as well as targeted test kits for preparing samples and identifying pathogens or diseases by their specific DNA or RNA signatures.

In the second agreement, Gummel represented UK US Tax Services in the lease of approximately 3,3818 square feet on the fifth floor of Two Penn Center, 1500 JFK Boulevard.  With offices in Pitman, NJ and the UK, this will be the firm’s first office in Philadelphia.

Matt Frederick of PernaFrederick represented Crown Two Penn Center Associates, owner of the 500,000 square foot building that is across from Philadelphia City Hall Dilworth Plaza and Love Park.

PHILADELPHIA, PA — Archetype Solutions of Trevose is moving to 2124 Race Street and Strassheim Graphic Design & Press Corporation is relocating its downtown offices here to 1500 Spring Garden Street under long-term lease agreements.
Both space contracts were negotiated by PernaFrederick Commercial Real Estate and total approximately 7,300 square feet with an aggregate value exceeding $625,000.

2124 Race StreetActing as sole agents, Steve Perna and Mike Anderson of PernaFrederick represented the Communication Workers of America, the building owner of 2124 Race Street, while Joe Viturello represented Archetype Solutions in finalizing a lease for 4,250 square feet on the first floor of the in the 20,000 square foot property that features a private entrance on Race Street.
Aggregate value of the Archetype lease exceeds $225,000.

According to Viturello Archetype has maintained operations at 3160 Tremont Avenue in Trevose and 899 Cassatt Road in Berwyn. Those staffs are being relocated to the Race Street location to better achieve Archetype’s employee recruitment objectives, he said.

In the second agreement, Michael Anderson and Keith Kiner at PernaFrederick represented Strassheim Graphic Design & Press Corporation in the negotiation of a sublease for approximately 3,033 square feet at 1500 Spring Garden Street.

Aggregate value of the sublease with Turner Construction, the sub-lessor, who was represented in the sublease negotiations by Todd Manahan, exceeds $403,000.

Archetype offers outsourced technology solutions for enabling mass customization that includes order management tools to facilitate single unit production and fulfillment for production materials, product orders, packing slip, and labels; barcode labeling; order tracking; integration with shipping vendors, as well as customized integration and reporting with client accounting and back office systems.

Strassheim Graphic Design and Press Corporation is a small organization in the miscellaneous publishing industry in Philadelphia. Established in 2006, the company now has an estimated $1.9 million in annual revenue and approximately 15 employees.
